Send four documents

Passport, driver’s licence or second photo ID, a job letter confirming your income, and a recent utility bill for proof of address. Photograph all four on your phone. If you are buying with a partner or relative, they send the same four and both incomes count towards the approval.

Sign, pay the deposit, clear AML

You sign the purchase agreement and pay the down payment — from 5% of the price. Like every land purchase in the Cayman Islands, the transaction has to satisfy anti-money-laundering rules, which is what the identity and address documents are for. Overseas buyers complete this remotely.

Pay monthly, then take the title

A fixed amount leaves your account each month for the agreed term — no rate changes, no penalty if you clear the balance early. When the balance reaches zero the transfer is registered with the Lands and Survey Department and the title is issued in your name.

What is Direct Owner Financing?
Easy Lot owns the land and finances it to you directly. There is no bank, no mortgage application and no loan committee — the agreement is between you and us. You pay a down payment, then a fixed monthly amount for an agreed term, and the title transfers to you when the balance is paid.
Not with us. Traditional Cayman lenders usually want 30–40% down on raw land, a local credit history and a full underwriting file. Because we finance our own lots, none of that applies — we look at whether the monthly payment fits your income, not at a credit score.
Down payments start at 5% of the lot price. Putting more down lowers your monthly payment and shortens the term, but 5% is genuinely the floor — on a $40,000 lot that is $2,000 to get started.
Most of our buyers land between roughly $400 and $700 a month, depending on the lot, the deposit and the term. The payment is fixed for the life of the agreement, so it does not move if rates move. Use the calculator on this page for a figure on a specific price.

Who is responsible for stamp duty on my land purchase?

In the Cayman Islands, the buyer is typically responsible for stamp duty on property purchases (if applicable). This payment is typically due after you pay off your land. However, there are exemptions available, such as for first-time Caymanian property buyers.

A fill notice is a document informing us you’re ready to begin to fill your site as per planning regulations. You will request this from the developer at the appropriate time.

Is there a fee for paying off my land early?

Easy Lot offers a fixed-rate financing program for predictability. There is an early termination fee if you pay off your loan within the first 60 months. This fee is a 15% percentage of the remaining interest on your loan balance.
